Gita Sankano Troutman is a real estate attorney whose career combines sophisticated transactional experience with a commitment to community impact. Originally from New York City, Gita was born in Harlem and raised in the Bronx. As the first person in her family to attend college, she learned early in her journey how important mentorship, perseverance, and confidence can be when navigating unfamiliar professional environments.
Gita earned bachelor’s and master’s degrees from CUNY John Jay College before receiving her Juris Doctor from the University of Maryland School of Law. She graduated cum laude in the top 20% of her class and distinguished herself through academic achievement, legal writing, and involvement with the Business & Technology Law Journal and The Authority National Affordable Housing Law Digest.
After clerking for the Honorable Michael W. Reed at the Court of Special Appeals in Maryland, Gita spent approximately five years practicing at a large law firm. She developed substantial experience in commercial real estate finance and transactional matters, counseling mortgage banking clients and representing lenders involved in Fannie Mae and Freddie Mac programs. Her work included coordinating complex closings across the United States involving multifamily and healthcare properties and sophisticated combinations of debt, tax credits, bonds, and other financing sources.
Gita currently represents the D.C. Department of Housing and Community Development in complex affordable housing finance transactions. Her work includes matters involving property acquisitions and dispositions, tax-exempt bonds, Low-Income Housing Tax Credits, subordinate financing, and other multilayered structures. She also advises on legal matters connected with housing policies, programs, and community development initiatives.
For Gita, success extends beyond professional accomplishments. She believes in giving back, sharing knowledge with young people, and helping others benefit from the mentorship that played an important role in her own journey. Outside of law, Gita enjoys travel, art, hiking, Pilates, and painting.
